The best time to pressure wash in the Upstate is not whenever you notice it looks bad. Book at the wrong point in the year here and you will pay to do the same job twice within a month. This is the calendar we actually work to.
March–April: Do Not Book Now
Pine pollen peaks through late March and April, and in the Upstate it does not drift — it coats. Every exterior surface takes on a yellow film that bonds rather than blowing away, and it re-lands within days of being removed.
Washing a house or a driveway at the height of it is money spent on a result you will watch disappear. The only exceptions worth making are an HOA deadline, a listing photo shoot, or an event — in which case call and we will do it, with the honest caveat that it will not stay pristine.
Late April–May: The Sweet Spot
Once the heaviest drop has finished, this is the best window of the year for house washing and concrete. The pollen film comes off along with a winter’s worth of grime, the weather is workable, and the result holds through summer.
It is also our busiest stretch, which is worth knowing — book ahead rather than expecting same-week availability in May.
June–August: Algae Season
Upstate humidity plus warmth is ideal for algae and mildew, and this is when north-facing walls and shaded siding go visibly green. If you did not wash in spring, this is when you will notice you should have.
Summer washing works fine. Two practical notes: we avoid walking asphalt roofs in peak afternoon heat because the shingles soften, and roof work generally moves to mornings.
September–November: Roofs and Wood
The quietest booking period and, for some jobs, the best. Roof cleaning is ideal now — moderate temperatures, and the growth from a full summer is at its most visible. Deck and fence work also belongs here if you plan to stain, because you want cleaning and staining done before winter damp sets in.
December–February: Not Dead, Just Narrower
We work through winter on siding and concrete down to about freezing. What we do not do is masonry in freezing conditions — water in brick or block that freezes causes spalling, and no result is worth that.
Winter is also a reasonable time for pre-listing washes and for anyone who wants availability rather than a queue.
