Off-Hours Work

Most commercial exterior cleaning here happens between 10pm and 6am, and that suits us. Wet walkways and hoses across an entrance are a liability problem during business hours and a non-issue at two in the morning. We bring our own lighting, we can work from our own water where a site cannot spare a spigot, and we leave surfaces walkable before opening.

If your site can only be done at a weekend or during a shutdown window, say so up front and we build the schedule around it rather than treating it as an exception.

Wash Water and Doing This Properly

This is the part low-bid contractors skip and the part that creates real exposure for a property owner. Wash water carrying grease, detergent or heavy sediment is not supposed to enter a storm drain — storm drains discharge to the Reedy and on downstream, not to treatment.

On site that means containment: blocking or berming inlets, recovering wash water where the work generates it, and disposing to sanitary rather than storm. On a kitchen entry or dumpster pad we do not treat that as optional. We would rather quote honestly with recovery included than win the job by pretending the water disappears.

We carry general liability coverage and provide a certificate naming your entity before the first visit, without being chased.

How Commercial Is Priced

  • Soil type and age — fresh spills come up quickly; four years of embedded kitchen grease on porous concrete is a different scope.
  • Containment requirements — sites needing full recovery cost more than an open lot draining to landscaping.
  • Access windows — overnight and weekend work is priced accordingly.
  • Frequency — recurring service is meaningfully cheaper per visit, because maintained surfaces never reach the hard stage.
  • Height and equipment — anything needing lifts or extended reach adds cost.

Where We Stop

  • We will not run wash water into a storm drain to save time.
  • We will not promise new concrete. Old oil and grease in porous concrete lightens substantially but rarely disappears — we show you a test patch first.
  • We will not work without a COI on file.
  • We will not take a recurring contract we cannot staff. If your frequency does not fit our schedule we say so rather than miss visits.

Commercial FAQs

Can you work before we open or after we close?

Yes — early morning and overnight windows are normal for us, especially for restaurants and storefronts where a wet entryway during business hours is a liability. Cones and wet-surface signage are standard on every commercial job.

Do we need a contract, or can we do a one-time cleaning?

Both work. Plenty of clients start with a one-time cleanup before an inspection, a reopening, or a lease showing, then move to quarterly maintenance once they see what regular service costs versus the one-time scramble.

Will you get the grease out of our dumpster pad?

Degreaser plus hot-water pressure takes dumpster pads from biohazard to presentable, and regular service keeps the odor and pest pressure down. Set expectations on old, saturated pads: dramatically better, not showroom.

How do you price commercial work?
