Ranges assume typical Upstate homes in normal condition. Heavy growth, difficult access or unusually large properties push toward the upper end — and we say so when we quote, not when we invoice.

Bundles, and Why They Cost Less
Most of what you pay for on a small job is setup: getting here, running hose, protecting landscaping, packing up. That cost is identical whether we clean one surface or four.

The Five Things That Move a Quote
1. Size and stories. Perimeter and height are the raw math — a two-story adds ladder and reach time. 2. How established the growth is. A light annual film rinses; five years of algae needs longer dwell times and more detergent. 3. Surface material. Delicate stucco and old paint slow us down; healthy vinyl is quick. 4. Access and slope. Steep lots, tight fence lines, and landscaping against the walls all add handling. 5. Add-ons. Gutter brightening, sealing, a fence run — each priced as its own line, visible before you say yes.
Why the Cheapest Quote Usually Costs the Most
A rock-bottom house wash has to make its math work somewhere: skipping the detergent (so the algae is back by Labor Day), running high pressure on siding it shouldn’t touch (so the damage is yours to find later), carrying no real insurance (so the ladder accident is your homeowner’s claim), or treating the quoted price as an opening bid for the on-site upsell. A fair quote from an insured operator using the right method is not the same product as a cheap rinse — it just looks the same for the first six weeks.
How to Pay Less (Legitimately)
Bundle — the truck is already in your driveway, so house + driveway saves 10–15%. Get on a rhythm — maintenance washes on a clean house are faster and priced accordingly. And talk to your neighbors: when we can park once and wash two or three homes on a street the same day, everyone’s number drops. Ask about neighborhood-day pricing when you call.
What Is Not Included
- Sealing. Driveway, paver or deck sealing is a separate visit once the surface is fully dry.
- Staining. We clean and prep wood. We do not stain it.
- Repairs. We flag loose boards, failing gutters and bad flashing. Fixing them is another trade.
- Window cleaning. Exteriors get rinsed and come out much cleaner, which is not the same as a proper window clean.
Pricing FAQs
Why won’t other companies publish their prices?
Because an unpublished price can stretch to fit the driveway it is standing in. Publishing ranges keeps us honest and saves everyone a wasted site visit — if our range does not fit your budget, you found out in thirty seconds, free.
Is a $99 whole-house wash real?
It is real the way a $99 roof replacement would be real. At that price the math only works as a splash-and-dash — quick rinse, no detergent, algae back within weeks — or as a foot in the door for on-site upselling. Divide any quote by the hours and materials it implies.
Do you charge for quotes?
Never. Most quotes happen the same day from your address and a few photos, without anyone needing to stand in your driveway.
Do you price match?
Against a written quote for the same scope and method — soft wash where it should be soft wash, surface cleaner on concrete, insurance in force — we will always talk. Against a Facebook guy with a rental machine, no, and by section three of this page you know why.
Is the quote fixed or an estimate?
Fixed. Once we have looked at the property, the number is what you pay. If we find something genuinely unexpected we stop and talk to you first.
Do you charge for quotes?
No, and there is no obligation. Most go out the same day.
Do you need a deposit?
Not for residential work. You pay when the job is done and you have looked at it.
Why is my quote above the published range?
Usually size, access or condition. Whatever the reason, we tell you which one rather than just handing you a bigger number.
Do you price-match?
No. We would rather explain what is different about the two jobs. If someone genuinely offers the same scope with the same care for less, take it.
Is there a minimum charge?
In practice yes — a very small single-surface job still carries full setup cost. Adding a walkway or patio usually makes more sense.
What payment do you take?
Card, check or bank transfer on completion. Commercial accounts can be invoiced on terms.
