Powdersville is the fastest-growing part of our service area, and almost everything we wash here is under fifteen years old. That changes what the job actually involves — less established growth, more construction film, and a lot of very new concrete.

New Construction, Different Problems
On a twenty-year-old house the enemy is established algae rooted into the siding texture. On a Powdersville build from the last decade it is usually three other things: pollen film bonded to the surface, construction residue that never got properly washed off at handover, and efflorescence — the white mineral bloom that new concrete and pavers throw for their first couple of seasons while they cure.
That last one causes a lot of unnecessary worry. It is normal on new work, it gets lighter each year, and it is not a defect. We can remove what has surfaced and we will tell you honestly whether it is ordinary curing or a drainage issue worth looking at.
Young Trees, Longer Cycles
The upside of a newer neighborhood is that the landscaping has not caught up yet. Without mature canopy shading north walls, algae establishes far more slowly, and a lot of Powdersville homes genuinely manage on an annual wash rather than the twice-yearly cycle we recommend in older parts of the county.
That will change. The saplings planted at build will shade these rooflines within a decade, exactly as they have in Greer and Simpsonville. Enjoy the annual cycle while it lasts.

Patios, Pavers and Walkways in Powdersville
Powdersville is newer than most of what we work on — subdivisions that went up in the last twenty years, with poured drives, paver patios and pool surrounds that came with the house. That is exactly the age where owners start noticing: the concrete has weathered enough to hold algae in the shaded half, the pavers have picked up organic staining in the joints, and nobody has ever had any of it cleaned because the house still feels new.
Patios, pavers, walkways, pool surrounds and steps are all part of the same visit as the driveway, and all of them are surface-cleaned rather than wanded — a spinning surface cleaner gives an even finish, while a wand leaves the striping you see on half the driveways in the Upstate. Pavers get a lower setting and the joint sand checked, because too much pressure strips it out and the pavers start to move. Red clay is the local complication: it stains concrete rather than sitting on it, and it wants a treatment rather than more pressure. More on the driveway and concrete cleaning and red clay stains pages.
What we clean — and what we do not
Worth stating plainly, because searches for “pressure washing” pull in half a dozen trades that are not ours.
We clean exterior surfaces. House siding by soft wash, roofs by chemical treatment, driveways, patios, walkways and other concrete, decks and fences, and gutter faces. Commercial storefronts, sidewalks and HOA common areas on the same basis.
We do not paint, stain or seal. We will clean and prepare a deck so it is ready for stain, but somebody else applies it, and we do not seal concrete or pavers. We are not plumbers either, so drain cleaning, hydro jetting and water filtration are a different trade however similar the equipment sounds. And we do not clean interiors — no floors, no carpets, no hardwood. If you need one of those we would rather say so now than at the kerb.
Pressure washing, power washing, soft washing
Pressure washing and power washing are near enough the same thing; power washing just means the water is heated. Pressure cleaning is a third name for it. The method that genuinely differs is soft washing, which runs at garden-hose pressure and lets a cleaning solution do the work.
Which one a surface needs is not a matter of preference. Vinyl and Hardie siding want soft washing — pressure forces water up under the laps and behind the boards. Roofs want no pressure at all, because the black streaking is algae and pressure takes the shingle granules with it. Concrete, brick and pavers do want pressure, delivered through a surface cleaner rather than a wand. Published prices are on the pressure washing cost page.
Powdersville Pressure Washing FAQs
What is the white powder on my new driveway?
Efflorescence — mineral salts working out of the concrete or pavers while they cure. Normal on new installations, gets lighter each year, and not a defect. We remove what has surfaced.
My house is only six years old. Does it need washing?
Probably annually rather than twice a year, since the landscaping has not matured enough to shade the walls yet. Pollen film is usually the real reason people call.
Do you cover Powdersville and the Anderson County side?
Yes, regularly, with no distance surcharge.
Will pressure washing damage my Hardie siding?
Pressure would. We do not use it. Hardie is soft washed at low pressure, which cleans thoroughly without driving water into the seams.
What is the gray film on my brick?
Usually construction residue or mortar haze that was never cleaned off properly at handover, plus pollen. Both come off.
When should I book?
Late April into May once pollen has finished, for house and concrete work.
Do you clean patios and paver areas, not just driveways?
Yes — patios, pavers, walkways, pool surrounds and steps, all on the same visit as the driveway. Pavers get a lower setting and the joint sand checked, because too much pressure strips it out.
Do you paint, stain or seal as well?
No. We clean and prepare a deck so it is ready for stain, but we do not apply it, and we do not seal concrete or pavers. We are not plumbers either — drain cleaning and hydro jetting are a different trade.
Do you seal patios and pavers after cleaning?
No — sealing is a separate trade and somebody else applies it. We will clean the surface properly and tell you honestly whether it is a candidate for sealing, but we do not do the sealing itself.
